Fire alarms for business in Georgia: requirements, fines and choosing a system

Who needs a fire alarm in Georgia, what the fines are, how to choose a wired or wireless system and where to order installation.

Who is responsible and what the fine is

Under Article 11 of the fire safety technical regulation (Government Resolution No. 370 of 2015), the head of the site is responsible for keeping fire alarm and warning systems in working order. Switching a system off is prohibited, except for maintenance and planned repairs.

Under Article 177(4) of the Code of Administrative Offences, breaking these requirements carries a fine of 1,000 to 5,000 GEL, and 2,000 to 7,000 GEL for a repeat offence. An owner with several sites is fined for each site separately.

Which buildings need an alarm

The requirements are set out in section 907 of the Building Safety Rules (Government Resolution No. 41 of 2016). They apply to class III, IV and V buildings. The main thresholds: assembly venues such as restaurants and halls, from 300 people; offices and shops, from 500 people in total or more than 100 above or below the exit level; factories, two or more storeys and from 500 people; schools, more than 30 people. Hotels, medical facilities and residential buildings have their own conditions.

This is the general picture and it does not cover every exception. The number of people means the design occupant load, not your headcount, and older buildings may fall under different rules. The requirements for your site depend on its type and project.

Wired or wireless

A wireless system goes in quickly: no cable runs, no damage to the walls, and the site keeps working. That makes it convenient for a working shop, office, restaurant or hotel that is already finished.

A wired system is the usual choice for new builds and large buildings. A small site can use a conventional panel with 2 to 8 zones (Teletek MAG, Dahua HY-C102). An addressable panel (Teletek SIMPO and iRIS, Dahua HY-1025, Sanjiang SEC) shows exactly which detector went off, which saves time in a large building.

Ajax: EN54 and regular FireProtect

Ajax EN54 is a separate fire line: the Fire Hub panel, smoke and heat detectors with sounders, a sounder/beacon, the Fire ReX repeater and an I/O module. According to the manufacturer, Fire Hub is certified to EN 54 standards. Regular FireProtect works with an Ajax hub and combines security and fire detectors in one app.

In our practice Ajax-based systems have passed fire inspection, both the EN54 line and regular FireProtect detectors, including at high-requirement sites: a weapons store and a shooting range. The inspection makes the final decision for each site.

What a system consists of

Every system needs a panel or hub, smoke or heat detectors, manual call points by the exits, sounders and backup power. Kitchens and dusty rooms often get a heat detector instead of a smoke detector to avoid false alarms.

A wired system also needs fire-rated cable, and an addressable one needs modules and a programmer. In a wireless system on a large site, a repeater extends the radio coverage.

Installation

We install in Tbilisi and the surrounding area, and in other cities by project. We look at the site first, then choose the system and work out the cost of equipment and labour. Send us the type of site, its area and the address in the chat.

Frequently asked questions

What is the fine for breaking the fire alarm requirements?

Under Article 177 of the Code of Administrative Offences, from 1,000 to 5,000 GEL, and from 2,000 to 7,000 GEL for a repeat offence. A company with several sites is fined for each site separately.

Will the fire inspection accept a wireless system?

How does Ajax EN54 differ from regular Ajax FireProtect?

Ajax EN54 is a separate fire line with its own Fire Hub panel and EN 54 certification, built for commercial sites. FireProtect works with a regular Ajax hub and combines security and fire detectors in one system.

Do you install?

Yes, in Tbilisi and the surrounding area, and in other cities by project. Send us the type of site, its area and the address in the chat. We work out the cost after seeing the site.

How much does a fire alarm cost?

It depends on the area, the number of zones and the type of system. Equipment prices are on this page, and we will quote the installation after seeing the site.
